By utilising our free rental appraisal, you can set competitive rental prices, attract quality tenants, and maximise your rental income and provide information required to meet lending criteria.

FINDING A TENANT

Letting Fee – one weeks rent (minimum $500).

Finding the right tenant is crucial for maintaining your property and ensuring a stable rental income. We advertise your property, show your home and then select quality tenants through our comprehensive screening and background checking process. It is always your choice who lives in your property so the final selection is made after a conversation with you.

 

What you get:

  • A free and honest rental appraisal from us with strategies to achieve the best rent.
  • We advertise your property on our own website and other popular property websites.
  • Although we take quality photographs, we can offer an upgrade to professional photographs for an additional fee. It’s your choice.
  • Viewings are arranged at suitable times to attract professional working tenants and so we can personally screen prospective tenants.
  • We provide you with a summary of enquiries, viewings and feedback with our recommendations on the most suitable tenants.
  • Once you select your preferred tenant, we carry out background, identification, reference, previous landlord and credit checks.
  • We create a Tenancy Agreement tailored to your needs, and meeting the requirements of the Residential Tenancies Act 1986, which is then signed by the tenant and our letting agent.
  • We collect the first two weeks rent and four weeks’ bond.
  • A signed bond form is provided and submitted to Tenancy Services along with the four weeks bond payment.
  • We liaise with your new tenant regarding move in, setting up utilities and for a casual letting service, provide them with your contact details for future communication.

 

A full Casual Letting Service is available (see above) however if you have already found a preferred applicant for your property, but need a hand to finalise the next steps before starting on your tenancy relationship, we can provide any of the following;

  • Full tenant check – credit/background check $100
  • Tenancy Agreement and Bond lodgement $150
  • Ingoing / Outgoing Inspection $95
FULL PROPERTY MANAGEMENT

7% on rent collected

Wise Owl offers an end to end property management service. Our full service Property Management package is a comprehensive oversight that allows you to set and forget, or be involved if you choose to be. Inspections and arranging maintenance are included so there no hidden fees. Our full management service means we can take care of everything for you.

 

What we do:

  • We maintain a relationship with the tenant and deal with any issues as they arise.
  • We collect the rent and ensure payment stays up to date and pay the proceeds out to you. We have a zero tolerance towards rental arrears. Tenants ‘paid to’ dates are checked daily and we communicate with them in the unlikely event that a payment is missed. If further assistance is required, we seek remedy via Tenancy Services.
  • We keep accurate records of rental activity, which are available to you.
  • Our fee covers an ingoing inspection at the start of the tenancy, a follow up inspection three months after the tenant has moved in, and then six monthly inspections thereafter until the outgoing inspection at the end of the tenancy.
  • We organise repairs, maintenance and improvements, liaising with the tenant and either you, your contractors or ours. We then pay the bill on your behalf.
  • Rates, water and insurance bill payments can be completed on your behalf.
  • Regular reporting is part of our service and we can keep you as informed as you want to be, how often you want to be.
SHORT TERM PROPERTY MANAGEMENT

* Pricing will depend on the service you require during the term.

To represent you in your absence, we offer a flat fee of $10 per week, per property, with other services additional, as required. Please contact us to discuss your needs.

 

Once your short-term rental goes over 90 days, it becomes subject to the Residential Tenancies Act 1986 and you may have additional legal obligations to meet. At Wise Owl, we can help you meet those mandatory requirements on a short-term basis.

 

Likewise, if are you are going to be out of the country for more than 21 days you are legally required to assign someone to manage your property in your absence. It doesn’t have to be a professional property manager but Wise Owl can give you the peace of mind to enjoy your holiday.

CASUAL INSPECTIONS

Routine Inspection $75

Ingoing/Outgoing inspection $95

Routine inspections ensure the people living in your home are treating it with respect. We’ll also record maintenance issues and let you know before they become a problem. Routine inspections are part of our property management package, along with ingoing and outgoing inspections, but we can also provide this as a stand-alone service.

Self-managing landlords know that staying on top of property inspections isn’t the most exciting job in the world. But it doesn’t have to be like that. Wise Owl casual property inspections are a cost-effective way to help put your investment journey on autopilot, rather than employing our full property management service.

What you’ll get:

  • The option to book regular inspections or one-off rental inspections.
  • We organise the inspection date and time with your tenant on your behalf, in line with the Residential Tenancies Act 1986.
  • Our Property Manager conducts a thorough visual inspection of the interior and exterior of the property.
  • A comprehensive report is thoroughly documented and sorted into rooms and areas, with clear photos illustrating its condition.
  • Any damage or maintenance issues are highlighted, along with any notes to help advise if your property meets legal requirements.
  • If an entry inspection or exit inspection is required, we refer to your tenancy agreement to ensure that the tenant has met any obligations they have in the additional clauses and that the property is in a reasonable standard.

 

We invest in top of the line systems and technology, so it’s easy to review our comprehensive rental inspections with detailed facts and images. Your Property Manager will send the inspection reports to you online, so you can review these at your convenience.

PROPERTY MAINTANENCE

We consider maintenance part of our role in providing you peace of mind. You decide how much or how little input you want, whether you want to use our contractors or your own, and unlike other property management companies, we don’t charge extra for arranging maintenance if your investment is under our full property management service.

We understand that property management doesn’t adhere to a 9-to-5 schedule. That’s why we have dedicated staff available 24/7 to arrange maintenance and address any urgent issues that may arise. Whether it’s a leaky faucet in the middle of the night or an HVAC system malfunctioning on a hot summer day, our team is always ready to coordinate prompt and effective repairs. Our commitment to around-the-clock availability ensures that your property is well-maintained and that tenants feel secure and supported at all times.
